The Concept

A 27-story mixed-use commercial building is being constructed near Moorgate tube station. The new building is on the site where Gartner produced and installed the façade at 19-24 Ropemaker Street in 1987. This new landmark blends into the urban environment and offers state-of-the-art offices, various event spaces including a coffee bar. The specific shape of the building, the varied floorplates and the welcoming public spaces will contribute to the ongoing revitalization of this area.

The salient characteristics of this new development are four articulated ‘primary’ elements inter-spliced with four ‘negative’ recessed elements varying in height and scale. The building form interacts with its location, forming a link between the low-rise street blocks of Finsbury Pavement and the taller office buildings around City Point Plaza. It also features a range of different materials that harmonize well with the surrounding buildings and public spaces. The stepped tower at the junction of Finsbury Pavement and Ropemaker Street will rise to 126.6 m (415 ft) AOD, featuring retail units within the ‘street block‘ along Finsbury Pavement and a double height entrance hall along Ropemaker Street. A separate entrance has been built to accommodate cyclists. Along Finsbury Pavement to the west, a double-height service bay is provided. The mezzanine level offers SME space within the ‘street block’. The building also comprises 22 floors of office spaces with five accessible roof terraces and an additional three plant floors. FM and cycle & shower facilities as well as plant and retail servicing spaces are accommodated in the three basement levels. The office space has been awarded BREEAM ‘Outstanding’ in 2020.

Unitized aluminum façades with natural stone, unitized aluminium façades with terracotta, entrance façades as a with stainless steel canopies, balconies including supporting structure, partially with sun protection in technical areas, circular sliding door systems in the main entrance, folding sliding doors on the balconies, balustrades on balconies and terraces, enamelled sheets (vitreous enamel) in the entrance area for an overall area of around 26,000 sqm (279,800 sq ft).
